Living in Ashburn, VA: Compare the Home, the Community & the Address
Ashburn spans ZIP codes 20147 and 20148 in Loudoun County, with housing that ranges from established planned communities to newer townhome and condo developments near the Silver Line. Ashburn Village's association lists lakes, recreation facilities and its Sports Pavilion, while Ashburn Farm lists pools, courts, playgrounds and sports fields. Broadlands has its own amenity and association structure, and One Loudoun brings shops, restaurants, offices and residences together. Neighboring Brambleton is a separate community worth comparing if your search extends south.
Near the Silver Line, Moorefield Station and Loudoun Station add condos and townhomes close to Ashburn Metro — check the actual route from a specific home to the station entrance rather than assuming every nearby address is walkable. Newer homes in Loudoun Valley Estates and Goose Creek Village sit alongside the golf-course setting of Belmont Country Club and the neighborhoods of Belmont and Belmont Greene. Established sections such as Farmwell Hunt and Village of Waxpool, and the villa-style homes of Potomac Green (review its community eligibility requirements), round out the options.
If you are buying, compare the layout, condition, association fees and daily routes of the specific home — Route 7, the Dulles Greenway and Dulles International Airport shape many commutes, so test the trip from the address at the time you would travel. If you are selling, an experienced Ashburn listing agent prices against the homes a buyer would actually tour — the same subdivision, property type and condition — rather than an area-wide average. For a broader introduction, read our guide to moving to Ashburn.

Ashburn VA Home Prices: What to Buy & How to Evaluate a Sale Price
How much are homes in Ashburn, VA? It depends first on property type, so start with the breakdown below. An asking price is what a seller requests; a closed price is what a buyer paid for a particular home. Neither one, by itself, sets the value of a different home.
Ashburn Home Prices by Property Type
Property type moves an Ashburn price more than almost anything else, so compare condos to condos, townhouses to townhouses and single-family homes to single-family homes.
Single-family
What moves the price
Community, layout, lot and condition. An established-section colonial in Ashburn Farm or Ashburn Village trades differently from a newer home in Broadlands or Brambleton, so compare similar detached homes first. Buyers should ask about the age of major systems; sellers should document improvements rather than assume the largest home is the best comparison.
Townhouses
What moves the price
Location, model, garage and end or interior position. Newer townhomes near Ashburn Metro, One Loudoun and Brambleton Town Center compete on location, while older sections compete on price and updates. Recent sales of the same model are the strongest comparison. Confirm the ownership type, because some townhouse-style homes are condominiums.
Condos
What moves the price
Monthly fee, building age, parking and financing. Newer garage condos near the Silver Line attract a different buyer than older garden-style condos. Buyers should review association documents and ask a lender about the specific building; sellers should gather current fee information before listing.
Why the three counts can add up to more than total sales: MLS property types overlap. A townhouse-style condominium can be counted in both the Townhouses and Condos cards, so compare each card on its own rather than adding them together.
What Your Budget Buys in Ashburn, VA
Search each price range, then see what closed in that range: average sold price, days on market and how many sold. Ranges are search filters, not valuations, so compare total ownership costs, not just the asking price.
What Could My Ashburn Home Sell For?
Your home sells against the few homes a buyer would compare it to: same type, same community, sold recently. A property-specific pricing review accounts for your model, updates, layout and lot, plus the listings you would compete with. An area-wide median is a starting point, not a valuation.
Source: Bright MLS closed residential sales via our live market snapshot, most recent reporting period. Geography: the MLS city field “Ashburn, VA,” which includes Ashburn-addressed communities such as Broadlands and Brambleton. Price changes compare with the prior period of the same length. Property types with fewer than 5 sales show “Too few sales”; price ranges with fewer than 3 sales note the sale count. MLS property types overlap, so a townhouse-style condo can count as both a townhouse and a condo. Range descriptions are general search guidance, not a statement of current inventory. Figures describe closed sales and are not an appraisal or valuation of any specific home. Information deemed reliable but not guaranteed.

Pricing Your Ashburn Home Without Overspending on Preparation
An Ashburn seller I represented was relying on a nearly identical home nearby that had sold the previous spring. It was a relevant comparable. But its earlier sale price couldn’t automatically tell us what this seller’s home was worth when we planned to list.
Start with the right comparables, then consider the timing
Ashburn has many communities where builders repeated the same models. I start with recent sales of the same model within the same community, generally looking back six months. If those aren’t available, I consider similar floor plans or the same model in a nearby community, then account for differences in condition, upgrades, lot, construction age and community. Price per square foot alone cannot explain those differences. I won’t treat a much larger home or a very different floor plan as a close comparable just because the price per square foot lines up.
For this listing, we were approaching fall. I focused on sales from the preceding 30–90 days and reviewed the competing homes. Many of the 2026 sales I reviewed had taken longer to sell and gone through price reductions, and pricing above an earlier sale on the assumption of normal appreciation hadn’t held up in what I was seeing. The older spring sale still belonged in the discussion, but I couldn’t assume its price reflected today’s market.
Based on that recent evidence and the current competition, I recommended pricing this home slightly below the older spring sale. Not dramatically underpriced, just realistic and a few thousand dollars under it, so serious buyers could see the value. That was a decision about this home’s competition and timing, not a rule that every Ashburn seller should underprice. Starting too high can mean more time on the market and later reductions; no pricing approach guarantees a sale.
Prepare without paying for cosmetic perfection
The same judgment applied to preparation. The landscaping looked dry, so I recommended trimming, a light refresh and power washing for photos and first impressions. Inside, the kitchen and bathrooms had been updated years earlier and were still in style. I recommended decluttering and keeping the seller’s own furniture.
The neutral walls showed ordinary wear, not damage that justified repainting the whole interior. I advised putting that money toward legitimate maintenance concerns instead. Those issues deserved attention, not concealment, and I didn’t want avoidable repair items raising questions during an inspection.
Before spending, ask what the work addresses: presentation, an actual maintenance issue or simply cosmetic perfection. I want sellers to understand both the pricing evidence and which preparation expenses are worth prioritizing.
If you’re planning a sale, request an Ashburn home pricing review. We’ll discuss the comparable sales, your timing and the preparation your home actually needs.

Schools and Attendance Boundaries in Ashburn, VA
Many Ashburn buyers weigh school assignments, so confirm the assignment for the exact address and school year before you price a home or write an offer. A nearby school name, or the schools listed on an older listing, is not a guarantee of where a home is assigned.

Check the Schools for a Specific Address
Use the LCPS Attendance Boundary E-Listing (LABEL) to see the elementary, middle and high school for an address, including adopted future boundaries. LCPS says boundaries can change and does not guarantee an address will keep the same schools. For confirmation, contact LCPS Planning & GIS Services at 571-252-1050.
Buying? Check current and adopted future boundaries before making a school-dependent decision. Selling? Confirm your home's assignment before it appears in your listing, and don't promise a future assignment or a school-based price premium. Get your Ashburn home valuation →
